GRANT SPECS →The CPF Housing Grant for Families is a critical financial instrument designed to offset the purchase price of HDB resale flats. As of the latest policy update, first-timer families are eligible for a grant amount of $80,000 for 2- to 4-room flats, and $50,000 for 5-room or larger flats. This liquidity is credited directly into the applicants' CPF Ordinary Accounts (OA) and cannot be withdrawn as cash.
To qualify, the household monthly income must not exceed $14,000. Additionally, all applicants must not have owned any private property within the last 30 months prior to the application. The grant is disbursed proportionately to the owners based on their ownership share, which is typically 50/50 for joint-tenancy arrangements.

The EHG is a progressive grant system. Unlike the flat-rate Family Grant, the EHG amount is inversely proportional to the household income. The following data represents the 2024 standardized tiers for first-timer households.

The PHG is designed to encourage multi-generational living support. Eligibility is verified via the HDB Distance Enquiry tool. Applicants must either live with their parents/children or within a 4km radius of their parents'/children's residence.

The HDB Flat Eligibility (HFE) letter must be obtained before any option to purchase (OTP) is signed. This letter confirms the total grant amount and loan eligibility based on verified documents.
Upon securing the OTP, the grant application is formally linked to the specific property address. No changes to the grant amount can occur after this stage unless the transaction is aborted.
Grants are disbursed on the day of legal completion. Funds are used to offset the purchase price or reduce the required mortgage loan. They cannot be used for the 5% cash downpayment.
