SUBJECT AND ACCEPTANCE OF TERMS
These Terms of Service ("Terms") govern the access and use of the website operated by Field Rooted, specializing in HDB financial planning and residential property analysis in Bedok and across Singapore. By accessing our platform, you agree to be bound by these Terms, all applicable laws in the Republic of Singapore, and the regulations set forth by the Housing & Development Board (HDB) and the Council for Estate Agencies (CEA).
If you do not agree with any part of these terms, you must immediately cease all use of our services. Your continued use of the site constitutes an irrevocable acceptance of these conditions and any subsequent updates made by Field Rooted.

Field Rooted provides a comprehensive digital suite designed to assist Singapore residents in navigating the complexities of the HDB property market. Services include:
- Financial Planning Tools: Step-by-step calculators for CPF usage, HDB loans, and bank mortgage comparisons.
- Market Analysis: Specific data regarding resale prices and trends in the Bedok district and surrounding regions.
- Grant Specification: Guidance on eligibility for CPF Housing Grants (EHG, Family Grant, Proximity Housing Grant).
- Procedural Guides: Documentation on the HDB Flat Portal, Option to Purchase (OTP) timelines, and valuation processes.
Please note that while our tools use real-time data, all financial projections are estimates and should be verified via the official HDB MyNiceHome or HDB Flat Portal.
USER OBLIGATIONS AND PROHIBITIONS
Users of Field Rooted agree to the following code of conduct:
- Accuracy: You must provide truthful information regarding your citizenship status, CPF balances, and income for accurate grant assessment.
- Lawful Use: You shall not use the site for any purpose that violates the Personal Data Protection Act (PDPA) 2012 of Singapore.
- Non-Commercial: Unless explicitly authorized, our financial plans are for personal use only and may not be resold as professional real estate advice.
- System Integrity: You are prohibited from using bots, spiders, or other automated means to access our Bedok district database.
INTELLECTUAL PROPERTY

LIMITATION OF LIABILITY
The services are provided on an "as is" and "as available" basis.
To the maximum extent permitted by Singapore law, Field Rooted shall not be liable for any financial losses, including but not limited to:
- Loss of HDB deposit (Option Fee) due to misunderstood timelines.
- Ineligibility for CPF grants based on user-input errors.
- Fluctuations in bank interest rates or HDB policy changes (e.g., changes to the LTV limit).
- Delays in the HDB resale application process.
Our total liability for any claim arising out of these terms shall not exceed the amount paid by you, if any, for accessing our premium reports during the six months preceding the claim.
APPLICABLE LAW AND JURISDICTION
These Terms are governed by and construed in accordance with the laws of the Republic of Singapore.
Any dispute arising out of or in connection with these Terms, including any question regarding its existence, validity, or termination, shall be referred to and finally resolved by the courts of Singapore. Specifically, for property-related disputes, the parties may first seek mediation through the Singapore Mediation Centre (SMC) or the Consumer Association of Singapore (CASE).
MODIFICATIONS AND TERMINATION
Field Rooted reserves the right to modify these Terms at any time. We will notify users of significant changes by posting a notice on our homepage. Your continued use of the site following such changes constitutes your acceptance of the revised Terms.
We reserve the right to terminate or suspend your access to our financial planning tools immediately, without prior notice, for conduct that we believe violates these Terms or is harmful to other users of the Bedok real estate community.
